House Rendering Sydney

If you own a brick house built between the sixties and the nineties, rendering it is the single most cost effective change you can make to it. Nothing else comes close. For a fraction of what recladding or rebuilding a facade costs, the house reads as a completely different building from the street.

We do full house renders across Sydney, single and double storey, brick, block, blueboard and Hebel. Scaffold, render, texture, colour, cleaned up and finished.

What a full house render involves

The job runs in a set order and skipping any of it shows up later. Scaffold and site protection first, then a full wash down of the walls to get twenty years of grime off, then any repairs to the brickwork or existing render.

Then the render itself in two coats, cured properly, followed by the texture coat and colour. Windows, frames, gutters and paving are masked throughout, and everything is cleaned down at the end of every day rather than at the end of the job.

For a typical single storey home allow around a week to ten days. A two storey home is closer to two to three weeks, mostly because of scaffold time and the extra wall area.

What it does to the value of the house

Exterior appearance drives the first impression, and the first impression drives what people are willing to pay. Agents will tell you the same thing. A dated brown brick facade caps what a buyer will emotionally commit to before they have walked through the door.

We are not going to put a percentage on it because every property is different and anyone who quotes you a precise number is guessing. What we will say is that a full render and texture on a standard Sydney brick home costs a fraction of a kitchen and changes the property far more visibly.

Rendering a two storey home

Two storey work is not simply twice a single storey job. The scaffold is a real cost and a real part of the program, the logistics of getting material up are slower, and the finish has to stay consistent across a much larger uninterrupted wall area.

That last point is where two storey jobs go wrong. If the texture coat is applied by different hands on different days across one elevation, you will see the joins in raking afternoon light forever. We work an elevation as a continuous wet edge and we do not stop halfway up a wall.

Should you render the whole house or just the front

Plenty of people ask, and the honest answer is that it depends on the house. Where the front facade is visually separate, with a return corner that gives the render somewhere to stop, doing the frontage only can look completely deliberate and save a lot of money.

Where there is no natural stopping point, a rendered front and bare brick sides looks exactly like what it is, which is a job that ran out of budget. In that case we would rather you did the whole house next year than half of it now.
